Case Study: Chatham Bars Inn
Hart Howerton was undertaking to enhance one of the Eastern seaboard’s most iconic ocean resorts - the Chatham Bars Inn in Cape Cod, Massachusetts.
Widely regarded as one of New England’s premier summer resort destinations, the owners initiated a $100 million top to bottom phased renovation in order to maintain that distinction, engaging Hart Howerton for strategic planning and design. To begin, the team required a structural understanding of the 37-building resort that wasn’t available.
“In this case we had a site survey, which gave us a view of the overall property,” Hart Howerton CEO A. James Tinson explains. “But we didn’t have building documentation. Without that, you don’t really know what’s built.”
Scanning the Chatham Bars Inn represented several challenges, including the time of year (January) and weather (blizzard).
Renowned New York-based architecture firm Hart Howerton engaged Prologue to collect building documentation on the entire site of the iconic Chatham Bars Inn, a 37-building resort in Cape Cod, to facilitate a $100 million renovation.
To facilitate the scanning of 37 disparate buildings, the Prologue team set up shop in a vacant cottage made available by Inn management. This ‘war room’ was the central clearinghouse for the assembly of scans from Prologue and three laser scanning subcontractors.*
The workflow was meticulously orchestrated, with most of the scanning taking place at night over nearly two weeks.
“We pride ourselves on providing solutions, not point cloud files,” says Prologue founder and project manager Scott Reed. “When laser scanning as-built conditions, clients can get intimidated by the massive amount of data. So we build 3D models from the point cloud., giving them something to leverage later and with a true 3D dimensionality of the structures.”
The Prologue team overlaid colorized scans on top of the models to improve visualization and supplemented this with aerial photography. Hart Howerton received a comprehensive macro/micro understanding of the entire site, inside and out.

3D Scans for Hotel Renovations
Prologue was recently engaged to document existing conditions for a 1000+ key hotel in San Diego, CA.
Using our NavVis indoor mobile mapping technology, we were able to capture scans and 360 photos of the nearly 1 million square foot hotel in just 12 days, enabling the design team to quickly begin work on planned renovations.
